I’m inside this house looking at one bad detail that caused two messes. The same leaky framing/air sealing that let moisture creep into the walls also let rain come in on the north side under the balcony. No real flashing. The balcony rotted, and when it rained, water poured straight into the wall. We are rebuilding the balcony, putting in new windows with proper flashing, so water stays out and the wall can actually dry. So many details missed and it’s costing the homeowners $100k’s to fix now.

We ripped out our “finished” renovation after a year because of mold. Air was moving up the balloon framing, and the spray foam had delaminated, about 1” of foam with a hidden 3” gap. We cut 2’ up on walls and drilled every 6” on exterior walls to inject and rebuild. This wasn’t bad luck, it was lack of building science and quality control.
